Every comparison of wood and fiber cement fencing argues the same point: which material lasts longer. Then the homeowner signs the lower quote anyway, because the quote is the only number anyone put in writing.

So here is the other number. What 150 feet of fence costs over 20 years in Houston, added up line by line, and why the cheaper fence is almost never the one with the cheaper bid.

A Fence Quote Prices Year One, Not Year Twenty

A fence quote prices one install day. In Texas, a 6-foot wood privacy fence installs at about $18 to $30 per foot in pressure-treated pine, and $25 to $45 per foot in cedar (HomeGuide and Angi, 2026). Those ranges are complete and honest for year one. They say nothing about years 2 through 20, which is where a wood fence spends most of its money.

Most pages on this question stop at service life. They tell you fiber cement outlasts wood and leave you to guess what that is worth in dollars. We install more than 2 million feet of fence a year across Texas, so we know what the years after install day actually cost.

So we did the math on a real job: 150 feet of privacy fence in Houston, held for 20 years.

Learn These Four Terms Before You Read the Numbers

Four terms decide the 20-year total, and three of them never appear on a bid. Ground contact governs whether the posts survive the soil. Service life sets how many times you buy the fence. The stain cycle is the recurring bill nobody quotes you.

Houston Sits in the High Decay Band and Dallas Does Not

Houston is one of the hardest places in the country to keep wood alive. The Forest Products Laboratory’s decay hazard index scores Houston at 77.2 and Dallas at 44.3, where anything above 65 is high hazard (USDA Forest Products Laboratory, 2009). Same state, same fence, different clock. A model built on a national wood service life understates what our air does.

Termite pressure runs the same direction. The Formosan subterranean termite in Texas is found mainly in the greater Houston-Galveston area and around Beaumont-Port Arthur (Texas A&M AgriLife Extension, 2018). Two things work on a Houston wood fence year round: fungi in the wet, and insects in the wood.

Species matters more here than anywhere else in Texas. Western redcedar heartwood rates as resistant to decay, while southern pine rates only moderately resistant to nonresistant (Scheffer and Morrell, Oregon State University, 1998). That gap is the reason the pine column and the cedar column below do not end up close.

Add the Stain Jobs and the Rebuild, and Pine Costs $48 a Foot

Pressure-treated pine finishes the 20 years at $7,200 on a 150-foot run, or $48 per foot, because you buy that fence twice. Cedar finishes at $5,250, or $35 per foot, because in Houston it gets there once. Both columns still owe 7 stain jobs on top. Four real costs sit outside those ranges, and they push every column up:

  • Tear-out and haul-off. The published install ranges exclude removing the old fence. A rebuild inside 20 years pays that a second time.
  • Gates. Each gate adds posts, hardware and labor, and a gate post is usually the first thing a windstorm pulls.
  • Hard ground. Rocky and heavy clay soil slows post holes, and slope or tight access slows everything else.
  • Impact damage. A limb through a fiber cement panel is a panel replacement. Cement resists rot, and it does not resist a falling oak.

Fiber Cement Beats Cedar Below $35 a Foot on This Run

Fiber cement is the cheaper fence over 20 years at any installed price under $35 per foot, and it beats pine under $48 per foot. That is the whole test, and you can run it the day the quote lands. We price fiber cement by quote after measuring the run, so plug our number into the third column and compare the bottoms of the columns.

Two lines in that column are zeros on purpose. Cement and cellulose panels give decay fungi nothing to eat and give termites nothing to tunnel, so we model no stain cycles and no panel replacements inside 20 years. Impact damage is the honest exception, and it is priced as a panel, never as a fence.

The install line is where our buying power shows up. Master Halco named us its 2026 Largest Volume Customer for the Southwest Region and for the World, and that wood picket cost gets passed to the customer. So the wood columns above are the market’s numbers, and our own wood quote lands lower than the midpoints we modeled, which moves the break-even in wood’s favor and still leaves the same test to run.

But the Posts Outlast Both Panels When They Are Specified Right

Both fences stand on posts in the ground, and a correctly specified post outlives everything bolted to it. The AWPA’s U1 standard puts fence posts in Use Category 4A, general ground contact, with a preservative load engineered for long in-ground service. In a decades-long in-ground test at a severe Mississippi site, pressure-treated wood showed expected durability beyond 60 years, while untreated stakes in the same soil failed within a year to a few years (USDA Forest Products Laboratory, 2013).

That is why the post row in the table reads zero for all three materials. The 20-year variable is the panel and the finish, not the frame, as long as the frame was specified for ground contact and set deep.

Shorten the post and the model breaks. A post set shallow, or cut from lumber treated for above-ground use, brings the rebuild forward by years and doubles a line you thought you had paid once. We measure every job, specify the framing, and load the materials before a crew leaves the yard, which is the unglamorous way to make a 20-year number hold.

Pine still earns a place on a builder lot, a short run, or a fence you plan to replace on a schedule. On an established Houston lot with trees along the line, it is the most expensive of the three by year 20.

Can fiber cement panels go on my existing fence posts?

Only if those posts are sound at the ground line and were treated for ground contact. Push a screwdriver into the base of each post; if it sinks, that post is finished and reusing it puts a 20-year panel on a 2-year frame.

Does my HOA have to allow a fiber cement fence in Texas?

Since September 1, 2025, a property owners’ association cannot stop an owner from installing a perimeter fence, though it keeps limited authority over fence type and material (Texas Property Code, Section 202.023). So your HOA can still have a say on the material, and the approval packet is worth reading before you compare quotes.

How often should a wood fence be stained in Houston?

We model a stain at install and then every third year, which is 7 applications across 20 years. Houston sun and humidity are harder on a finish than Dallas air, so a fence in full west sun often wants it sooner.

Does the 20-year number change if I sell in 8 years?

The test does not change, only the horizon you run it to. Run the same lines out 8 years and you will pay 3 stain jobs and no rebuild, which is why a shorter hold favors cedar.

Is cedar worth the extra over pressure-treated pine?

In Houston, yes, and the reason is the second build rather than the look. Cedar heartwood rates as decay resistant where southern pine does not, and one fence at $35 per foot beats two at $24.

What should the picket grade say on my quote?

It should name a grade, #1 through #3, next to the species. A quote that says only cedar leaves the grade to whoever loads the truck, and that is where two bids for the same fence stop being the same fence.

The Cheaper Fence Is the One With the Lower Twenty-Year Total

Pine at $24 per foot looks like the cheap fence, and over 20 years in Houston it is the most expensive of the three at $48 per foot. Cedar lands at $35. Fiber cement wins the 20 years at any quote below that, and the only way to know is to get the number and add the same six lines.

So the durability argument was never the question worth settling. Ask what each fence costs by year 20, and the answer stops being the lowest bid on your kitchen table.
