An association buys a fence three hundred times, one lot at a time, and the job is to make it look like it was bought once. That means one type, one height, one stain, the same finished face to the street on every stretch of fence, and a replacement program the reserve can carry without a special assessment. It also means the perimeter along the arterial, the pool barrier at the amenity center and the screening around the lift station, all to the same standard.

What an association buys from us, to one standard

Community-standard wood fence
Six-foot cedar or treated pine to the association's standard, board-on-board or privacy, with the picket grade written into the standard and the finished face specified.

Perimeter fence along the arterial
The long fence that carries the whole community's reputation: cedar with cap and trim, masonry columns with iron or wood between, or a masonry wall on an engineered footing, phased by section.

Pool barriers and amenity fencing
Ornamental steel or aluminum at the amenity center, at least 48 inches with no opening a four-inch ball fits through and gates that close and latch on their own.

Entry gates and access control
Gated entries with operators listed to UL 325, keypads and readers, and the driveway gate set back ten feet from the right of way where the code asks.

Built to the standard, and to the Texas Property Code the board answers to
Texas Property Code Section 202.023, as expanded by Senate Bill 711 from September 1, 2025, stops an association prohibiting an owner's perimeter fence and leaves it the right to regulate fence type and material, to require a driveway gate set back at least ten feet from a laned right of way, and to keep fencing behind the front building line. Section 209.00505 governs how an architectural review authority in an association of more than forty lots handles a denial. A community standard written with those rules in hand is one the board can enforce, and we write fence into standards for a living.
The program holds because the crews do. A hundred crews means the phase the board approved goes up in the month the board chose, on the streets it named, and a crew out sick is our problem rather than the manager's. The picket buying power means the number per lot is one a smaller contractor cannot match on wood.
Every fence carries one year of craftsmanship, and across more than twenty thousand jobs last year not one customer needed it. On a program of three hundred lots, that record is the difference between a board meeting and a quiet one.
How a replacement program runs across an association
We work the phase the board approved, in the order the board approved it. Owners get the notice the manager specified, the crew carries the same spec sheet on every lot, and the old fence goes out on the truck with its posts and concrete the same day the new one goes up. The manager gets one name and one number for the whole program.
What to send so the program prices complete
Send the community standard, the phase map, the reserve budget for the cycle and the notice rule for owners. Tell us if the standard is out of date, because writing fence into a standard is far easier before the first phase than after the third.

Questions we get asked before the award
Can the association require one fence type across every lot?
Yes. Texas law lets an association regulate the type and the material of a fence, and a written standard with the height, the style, the grade and the finished face is what makes the next contractor build the same fence the last one did.
How do we phase a replacement the reserve can carry?
By street and by year. We walk the community, grade every fence, and hand the board a phase map with the worst runs first and a number per phase, so the reserve study and the fence program say the same thing.
Who notifies the owners?
Whoever the manager decides, on the notice the manager sets. We give the schedule by street and by week, and we keep it.
Does the driveway gate rule apply to us?
The code asks for a driveway gate set back at least ten feet from the right of way where the drive meets a laned road, and an association that regulates gates builds to it. We build to it and we say so in the standard.
