A retail fence answers to two rulebooks, the landlord's design criteria down to the color and the city's frontage and screening ordinance, and the two have to agree before anyone orders a post. Then it has to go in while the center trades, without a customer ever meeting a post hole, and it has to finish before the certificate of occupancy, which is usually the real deadline.
We build to both rulebooks and we build around the trading day. A hundred crews means a screening enclosure goes in over one night rather than a week of them, and the frontage run along a busy pad is up before the anchor opens. A certificate of occupancy often waits on the screening, so the opening date is the real deadline rather than the one on the schedule. Frontage rules, screening ordinances and the landlord's lease exhibit each carry a height, a material and often a color, and a fence that goes on order before those three agree goes up twice. We reconcile them before the order, and the bid says which rule set which line.
