Built to the pool code and the gate standard your insurer will ask about

A pool barrier is a code item first: height, spacing and a self-closing, self-latching gate, and an inspector who signs it once expects it to still pass at the next inspection. An automated entry gate is a listed system under UL 325, with two independent entrapment protections in each direction of travel and monitored sensors, built to its ASTM F2200 usage class. The federal casualty record behind those rules is why a motor bolted onto an existing gate does not pass and why we will not hang one.

Nobody in Texas puts more crews on a perimeter. On a multifamily property that means the pool barrier goes in over two days rather than two weeks, and the gated entry opens the week the leasing office said it would. Two million feet of fence last year, and one year of craftsmanship on every foot of it.

  • How the job runs while the property keeps leasing

    The plan starts with access and parking, not with the fence. Crews stage where residents do not park, every opening we take out either stays passable or gets a marked temporary route, and the crew closes off the work area before it leaves each day. The pool stays open until the day the barrier swaps, and it reopens the day the inspector signs.

  • What to send so the bid comes back complete

    Send the site plan, a count of the openings, the dates the leasing office needs each area back and your operator preference if the property already has one. Tell us whether the pool has to stay open, because a barrier that comes out mid-season needs a different sequence, and we will build it.

Questions we get asked before the award

Can you replace the pool barrier without closing the pool for the season?

Yes. The new barrier goes in outside the old one where the deck allows, the swap happens in a day, and the inspection follows. The pool closes for the day of the swap, not the month.

Who maintains the gate operator after you leave?

Your access control vendor or ours, on a service agreement. The operator carries its listing, the documentation comes with the punch list, and the duty class matches the traffic a leasing entry sees.

Do you work around a lease-up date?

Every time. Tell us the date the leasing office needs the entry open and we build the schedule backward from it.
