A fence sub never costs a general contractor money on the bid line. The cost shows up in the last two weeks of a job, when the fence is the only thing standing between a finished house and a certificate of occupancy. A sub who slips a week does not delay the fence. He delays the closing, the release of capital and every walkthrough you already scheduled, and at a builder confidence reading in the low thirties that carry is worth more than any spread on the bid.
This work built Johnson. From 2002 the company became the fence sub of choice for regional and national builders in Houston, including D.R. Horton, LGI, Lennar and Pulte, and it still runs the subdivision perimeter, the monument, the dog park and the rec center along with the back yards. What we build for a production builder, and we price it by the community
Builder pricing is its own thing: volume, no haul-off, no trees on the lot. One number per lot type, and the picket grade written next to it.

Back yard privacy fence by the lot
Six-foot cedar or treated pine privacy, board-on-board where the plan calls for it, priced per lot type with the picket grade, #1, #2 or #3, in writing so the boards that arrive are the boards you paid for.

Subdivision perimeter fence
The long fence along the arterial in cedar, masonry columns with iron or wood between, or a full masonry wall on an engineered footing, phased with the sections.

Entry monuments and masonry columns
Stone and brick columns with cast caps, conduit for the lantern and the sign lighting set in the first course.

The sub who can prove the date, because the schedule is where the money is
Single-family completions averaged 9.1 months from authorization to completion in 2024, and fence work lands at the very end of that run, after the slab, the frame, the roof and the flatwork, on the critical path to the walkthrough and the certificate of occupancy. Crew depth is the number that predicts a kept date. Most fence subs run one to three crews, and one out sick becomes your problem. We run more than a hundred, twenty-five to thirty in Houston alone.
Crews mean nothing without materials already measured. A salesperson measures every lot before the truck loads and the crew counts every material at our yard before it leaves, so a crew never stands on your slab waiting on a delivery. As Master Halco's largest customer in the world we carry the allocation a three-crew shop cannot get, which is why our pickets are on the truck when the framing crew is off the lot.
Texas never licensed your fence sub, so verify it yourself. We carry a bond and full insurance, hold an A+ with the Better Business Bureau since 2003, put OSHA training on every crew, and belong to the Greater Houston Builders Association. Ask our builder references about missed dates before anything else. They will not have many to report.
How the job runs on a production schedule
One person owns the community from the first phase to the last closing. Crews work the lots in the order your superintendent releases them, carry the same spec sheet on every lot, and stage in the section under construction rather than on the finished streets. A slipped pour moves the fence on the schedule, not off it.
What to send so the community prices complete
Send the plat, the lot types with their fence lines, the community standard for height, style and picket grade, the amenity plan and the phasing schedule. We price one number per lot type and one for each amenity, and we put the grade in writing next to every one.

Questions we get asked before the award
How many crews does a fence sub need for a forty-home phase?
More than one, and the one that matters is the second. A phase of forty back yards is a week's work for three crews running together, and a sub who has only one crew is quoting you a month. We assign crews to a community, not lots to a crew.
Should I require a performance bond on a fence subcontract?
You can, and we carry one. The better screen is the reference call about missed dates, because a bond pays you after the closing slipped and a kept date means it never did.
What should a fence sub's certificate of insurance list?
General liability, auto and workers' compensation, with your company as additional insured and the limits your contract names. Ours arrives with the bid.
How fast do you return a quote on a community?
Fast enough that your schedule does not wait on it. Send the plat and the standard, and the number comes back priced by lot type rather than as one lump you have to take apart.
