What the Limestone Changes About Choosing a San Antonio Fence Company

San Antonio fence bids diverge on one line most homeowners never read: who pays when the auger hits rock.

A freshly augered post hole cut into white caliche and fractured limestone

Two crews can quote the same 150 feet of cedar in Helotes and land hundreds of dollars apart. Most homeowners read that gap as one company being greedy and the other being fair.

It is usually neither. The gap is under your yard. San Antonio sits on limestone and caliche, so the honest bid here is the one that priced the hole.

Your San Antonio Fence Post Hits Rock Before It Hits Depth

The auger often reaches cemented rock before the post reaches the depth it needs. The USDA soil survey describes the Gruene series, north of the metro, with strongly cemented, massive caliche starting around 13 to 22 inches down (USDA NRCS, Gruene series). A 6-foot fence post wants to sit deeper than that. Past that line, the crew is drilling, not digging.

We install in four Texas metros, and the same fence is a different job in each one. In Houston clay, a post hole is minutes of work and the fight is water and rot. Around San Antonio the fight is rock. A crew with a standard auger can run a whole day and set a fraction of the posts it planned, and somebody pays for that day.

Know These Five Words Before You Read a San Antonio Bid

Most of the money in a San Antonio fence quote hides behind five plain words, and none of them describe the pickets. They describe what happens between the ground and the bottom of the post. Learn them once and you can read any bid in the metro.

Term What it means Why it costs money
Caliche A hard layer of calcium carbonate cemented into the soil Standard augers stall in it
Petrocalcic horizon The soil survey’s name for that cemented caliche layer Its depth decides where drilling starts
Refusal The point where the auger stops advancing and hits rock Triggers slower tools and more hours
Embedment How much of the post is buried below grade The code sizes it, and shallow posts lean
Rock auger A heavier bit built to cut cemented material Costs more per hour than a standard auger

Caliche Depth Can Shift Within 25 Feet of Your Fence Line

Rock depth is not one number for your yard. In the Lacoste series, another Texas soil with a cemented layer, depth to that layer runs 10 to 20 inches, and that whole swing shows up within horizontal distances of just 25 feet (USDA NRCS, Lacoste series). Your fence line is far longer than 25 feet. So one run of posts can go in easy and the next run of posts can hit rock at a foot.

That is why a flat price per foot is a guess in this metro. It works fine on a builder lot in flat clay. On an established lot in Converse or Leon Valley, the same number has to cover ground the bidder has not touched yet. A crew that walks the line and probes it is buying information. A crew that prices from the address alone is buying a surprise, and the surprise arrives as a change order on your invoice.

How Deep Should a Fence Post Go in San Antonio?

San Antonio's design wind speed is the other half of that formula: ASCE maps the metro well below the Gulf Coast figure Houston carries (ASCE/SEI 7-22, 2022), which is why an identical fence spec is over-built here and under-built there. Deep enough for the wind on the fence and the strength of the ground holding the post, which the building code turns into a formula. It treats a fence post as a cantilevered pole and lets the soil resist over only one-third of the buried depth, so embedment grows as the wind force and its lever arm grow, and shrinks as the soil gets stronger (International Building Code, Section 1807.3.2.1).

A solid privacy fence is the hard case. Wind engineering treats it as a solid freestanding wall once its openings drop under 30% of the face, which means the whole face catches the load and passes it into the posts (ASCE/SEI 7-22, Section 29.3). San Antonio adopted the 2024 editions of the international codes effective May 1, 2025 (City of San Antonio, Ordinance 2025-01-30-0075). None of that changes because the ground is hard. Rock makes the required hole harder to make. It does not make it optional.

Three Lines a San Antonio Fence Bid Has to Name

A bid that names these three things is a bid you can hold someone to. Everything else on the page is the fence you already picked.

  • The post-setting method. How the posts go in: augered and set in concrete, or drilled where the auger refuses. If the bid does not say, the crew decides on install day.
  • The embedment depth. The number of inches below grade, written down, at line posts and again at corner and gate posts. Depth is the first thing a rushed crew shortens, and you cannot see it after the concrete cures.
  • What happens at refusal. Who absorbs the cost when the auger stops at 12 inches. The soil under most of this metro is why it happens: the NRCS maps the Blackland Prairie and Edwards Plateau boundary through Bexar County, where shallow soils sit directly on limestone (USDA Natural Resources Conservation Service, 2023). Either the price already includes rock work, or the contract names a rate, or you will negotiate it while a crew stands in your yard.

Ask all three of every bidder on the same day. The answers sort the bids faster than the totals do.

The Cheaper Bid Is Usually the One That Priced No Rock

Two quotes hundreds of dollars apart on the same fence usually differ on the hole, and the low number is often the one that assumed easy ground. Overruns are the norm in home projects: 70% of owners went over budget on their most recent renovation, and 24% of them by at least $5,000 (Clever Real Estate, 2026). A fence bid that skipped the rock is an overrun with a signature on it.

Published cost ranges do not rescue you either, because they are written for flat, clear ground.

Material National installed cost per foot What San Antonio adds
Pressure-treated pine $20 to $45 Drilling posts into caliche
Cedar $35 to $80 Same rock work, higher picket cost
Chain link $12 to $25 for 4 to 6 feet Line posts still need the same holes
Ornamental iron $50 to $85, custom to $130 Heavier posts and larger footings

Material price is where we can help before anyone digs. Master Halco named us its largest-volume customer for 2026 in the Southwest Region and the World, and that picket cost gets passed through to the person buying the fence. What we will not do is take the rock out of the price to win the bid.

San Antonio Caps Your Front Yard Fence at 3 Feet

Height rules bite before soil does, and San Antonio’s front-yard limits are tighter than most people expect. A building permit is required for a new fence inside city limits, with limited exemptions, so confirm the height that applies to your lot before you price posts for it.

Where the fence sits Height limit Source
Front yard, solid fence 3 feet San Antonio UDC 35-514
Front yard, predominantly open fence 4 feet San Antonio UDC 35-514
Front yard, open fence to 6 feet By right only on lots of 20,000+ sq ft with 100+ feet of frontage San Antonio UDC 35-514
Anywhere on a residential lot 8 feet maximum, no special exception above San Antonio UDC 35-514
Solid screen fence over 8 feet Engineer certification of wind-load design San Antonio UDC 35-514

Outside the city limits, in New Braunfels or Floresville or Jourdanton, the local rule governs and the caliche does not care either way.

Compare Two San Antonio Bids on Five Questions

Line the bids up and ask the same five questions of each. The answers tell you which crew has worked this ground.

Your situation What to ask every bidder Why it matters here
Rock outcrops or thin soil on the line What happens at refusal, in writing Decides who pays for the drilling
Two bids far apart Name the embedment depth and setting method The gap almost always sits below grade
Gate and corner posts Footing size at those posts specifically Wind loads the ends and corners hardest
Solid fence over 8 feet Who provides the engineer certification San Antonio requires it for wind-load design
Front yard fence Which height limit applies to this lot 3 feet solid, 4 feet open, unless the lot qualifies

The bidder who answers all five without checking is the one who has hit caliche before.

How the San Antonio Fence Companies Compare on Reach and Speed

Every established contractor in the metro digs into the same limestone, so the real split is how much crew and how many days sit behind the promise. Here is how we compare with the other fence companies working San Antonio on markets covered, trades handled, and how fast work starts after a quote is accepted.

Company Texas markets served Trades beyond fencing Time from accepted quote to start
Johnson Services Company Houston, Dallas-Fort Worth, Austin, San Antonio, 42 cities Gates, decks, masonry, landscaping, irrigation About 4 days
Quality Fence & Welding San Antonio and South Texas Custom steel fabrication, masonry, decks Days to weeks
Fence Pros of Texas San Antonio metro Gates and railings Days to weeks
Alamo Fence Company San Antonio metro Masonry, plus a fence-supply store Days to weeks

Frequently Asked Questions

How long does it take to dig a fence post hole in caliche?

Longer than most schedules assume, because a standard auger stalls at the cemented layer and the crew switches to a rock auger. A run of posts that would take an hour in soft ground can take most of a morning. That time is real labor, and a bid that ignores it is not cheaper, only later.

Can you set a fence post in solid rock?

Yes. The hole gets drilled rather than augered, then the post is set and concreted the same way. The work is slower and the equipment costs more per hour, which is why the setting method belongs on the quote.

Is caliche the same thing as limestone?

Not quite. Limestone is bedrock, and caliche is a hard layer of calcium carbonate cemented inside the soil above it, which soil scientists call a petrocalcic horizon. For your fence, both do the same thing: they stop the auger.

Do I need a soil test before fencing my San Antonio yard?

No. What you need is a salesperson standing on the line, measuring the footage and probing the ground before anyone writes a number. We measure every job on site for exactly that reason.

Does rocky ground change which fence material I should buy?

No. Rock changes the post work under the fence, not the picket above it. Choose the material on service life, appearance, and budget, then make sure the post spec matches the ground it is going into.

Is the ground the same in Helotes, Converse, and New Braunfels?

Treat every line as its own job. Depth to the cemented layer can swing across a single yard, so a price that worked on one street is not a promise on the next.

Can my HOA still stop me from putting up a fence?

Since September 1, 2025, a Texas property owners’ association cannot prohibit a perimeter fence, though it keeps limited authority over type and material. Send your packet in early anyway, because material approval still sits with them.

You Are Buying a Hole Before You Are Buying a Fence

The gap between two San Antonio bids is rarely greed, and it is rarely the cedar. It is 13 to 22 inches of cemented ground that one crew priced and the other one did not. Make both bids name the setting method, the embedment depth, and what happens at refusal, and the cheap number either holds up or disappears. That is the whole comparison in this metro, and it is why the estimate has to start with someone standing in your yard.

How Johnson Services Company Walks the Line Before It Prices a San Antonio Fence

Because a San Antonio price depends on ground nobody can see from the street, we measure the footage on site, confirm the fence type and picket grade, and set the post spec before a number goes on paper. A rough estimate comes over the phone from the address, then a salesperson meets you at the property. We get a quote out the same day on 95% of real leads, work starts within about 4 days, and most residential jobs finish the day they start. Our San Antonio office runs 5 to 15 crews out of 4350 Naco Pass, part of the 100-plus crews we field statewide, so a crew losing a day does not move your date.

Customers rate us 4.9 stars across 60 Google reviews, and 4.9 stars across 170 reviews on SoTellUs. In a June 2026 SoTellUs review, a customer wrote: “Johnson Services provided a great estimate to replace our backyard fence beating out all other quotes. They were quick to replace and remove the old fence. The fence looks great and well built.” Another, from April 2026: “The price was fair, the service was excellent, and everything was left clean once the job was done. Communication was great throughout the process, and they really took the time to go over the design with me before starting the work.”

Our craftsmanship warranty runs one year, and across more than 20,000 projects last year we had no residential warranty callbacks. The buying power behind the pickets is real, and so is the hour it takes to drill a post into caliche. We price both.

Johnson Services Company prices the hole as well as the fence, which is the line where most San Antonio quotes quietly fail. Call (877) 956-4676 or ask for a free on-site estimate, and a salesperson will measure your line before quoting it.
